An Energy Performance Certificate (EPC) rates your home's energy efficiency on a scale from A (most efficient) to G (least efficient). It's required when selling or renting a property, and the rating is based on an assessment of the building's structure, insulation, and heating system.
The certificate also includes recommended improvements and an estimate of potential savings if they're carried out.
How Does Your Heating System Affect Your EPC?

Boiler Efficiency
A modern A-rated condensing boiler scores significantly better than an older G-rated non-condensing boiler. If your EPC assessment was done with an old boiler, replacing it with a modern one will improve your rating.
