Annual Heating Maintenance FAQs
Questions about keeping your heating system in top condition year-round.
What does an annual heating maintenance visit include?
A comprehensive annual maintenance visit from Halo Heating includes: a full boiler service (inspection, cleaning, combustion analysis, and safety checks); system pressure check and repressurise if needed; inhibitor level check and top-up; magnetic filter clean; radiator temperature checks; TRV function check; thermostat and controls check; visual inspection of visible pipework; and a written service record.
How much does an annual heating maintenance visit cost?
Our standard annual boiler service is competitively priced. The best value is through our Guardian Care Plan, which includes the annual service plus priority emergency call-out cover and parts protection. Call us on 01483 676108 for current service pricing or to discuss our Care Plan options.
What is the best time of year to have a heating system serviced?
The ideal time is late summer or early autumn (August–October) — before the heating season begins. This ensures any issues are identified and resolved before cold weather arrives when demand for engineers is highest. Availability is better in summer and we can often offer faster appointment slots. That said, servicing is valuable at any time of year and should not be skipped just because you've missed the autumn window.
What does the engineer check during an annual boiler service?
The engineer inspects: the heat exchanger for cracks or deterioration; the burner and combustion chamber; spark electrodes and detection probes; the gas valve and pressure; the safety devices (pressure relief valve, overheat thermostat, frost protection); the flue for integrity and correct draught; all seals and gaskets; the pump and expansion vessel; and the system pressure. A flue gas analysis is performed to measure combustion efficiency.
What is inhibitor testing and why does it matter?
Central heating inhibitor is a chemical that protects the metal components in your system from corrosion. Over time, inhibitor levels deplete and need topping up. We test inhibitor concentration using test strips or a digital meter during the service visit. If levels are insufficient, we add fresh inhibitor. Maintaining adequate inhibitor significantly extends the life of your boiler, pump, heat exchanger, and radiators.
How often should the system filter be cleaned?
The magnetic system filter (such as a Magnaclean) should be cleaned at every annual service, as a minimum. In systems with significant sludge contamination or old radiators, the filter may need checking and cleaning more frequently — every 3–6 months in severe cases. We clean and reinspect your system filter as part of every annual service visit.
Will I receive a certificate after the annual service?
Yes. After every boiler service we provide a written service record documenting the checks carried out, any readings taken (such as flue gas analysis results and system pressure), any parts replaced or adjustments made, and the date and engineer's name and Gas Safe number. This record is important for maintaining your warranty and provides a documented history of the boiler's condition.
What happens if the engineer finds a problem during the annual service?
The engineer will explain clearly what has been found, the urgency of any action needed, and provide a written quote for any repair work. Minor adjustments are often made during the service visit at no extra charge. For significant repairs, we'll advise honestly on the merits of repair versus replacement. We never carry out additional work without your explicit agreement and a clear upfront cost.
Is annual maintenance worth the cost?
Yes, consistently. Annual servicing typically costs £80–£120 but provides disproportionate value: it maintains your manufacturer's warranty, catches small issues before they become costly failures, keeps the boiler running at peak efficiency (reducing energy bills), and provides annual confirmation of safe operation. Neglected boilers run less efficiently, fail more often, and pose a greater safety risk.
