A modern condensing gas boiler typically lasts between 10 and 15 years with proper maintenance. Some well-maintained boilers from premium brands exceed this — 20 years is not unheard of. Conversely, neglected boilers can fail significantly sooner.
What Affects Boiler Lifespan?
Quality of Installation
A correctly sized, properly commissioned boiler installed by a qualified engineer will outlast a poorly installed one. Incorrect sizing leads to short-cycling (the boiler turning on and off frequently), which increases wear dramatically.
Annual Servicing
Serviced boilers last longer — simple as that. A service keeps the combustion optimised, replaces worn seals and components before they fail, and keeps the heat exchanger clean. Boilers that are never serviced typically fail significantly earlier.
Water Quality
Sludge and scale damage heat exchangers, block valves, and wear out pumps. Fitting a magnetic filter, dosing the system with inhibitor chemicals, and having a power flush when needed all protect boiler components and extend life.
Flow Temperature Settings
Running a boiler at unnecessarily high flow temperatures causes greater wear and reduces the time the boiler operates in condensing mode (its most efficient state). Optimising flow temperature to 55–60°C where possible reduces thermal stress.
Usage Patterns
A boiler that runs continuously at high demand in a cold, poorly insulated home will wear faster than one in a well-insulated home with moderate demand.
